The Best Time of Year to Paint Your Home's Exterior in South Florida

The outside of your home takes a beating in South Florida. Strong sun, heavy rain, and high humidity wear paint down faster than in most parts of the country. When you decide to repaint, the timing matters. Painting in the wrong conditions can lead to peeling, blistering, and a finish that does not last. Here is when to schedule exterior painting in South Florida for the best result.

The best months to paint

The ideal window for exterior painting in the Boca Raton area is November through April. This is the dry season, when humidity is lower, rain is less frequent, and temperatures are moderate. These conditions let paint dry properly and bond to the surface the way it is supposed to.

November through February is the sweet spot. Humidity is at its lowest. Rain is rare. Temperatures hover between 65 and 80 degrees, which is perfect for most exterior paints. This is when professional crews can work full days without weather delays.

March and April are still good months. The humidity starts to climb, but rain is still infrequent. Painting during these months works well as long as the crew watches the weather forecast and plans around any storms.

Why the rainy season is risky

May through October is South Florida's rainy season. Afternoon thunderstorms roll in almost every day, sometimes without much warning. Even if the morning looks clear, a storm can hit by 2 PM and soak fresh paint.

Rain on wet paint is a disaster. It can wash the paint right off the surface. Even light rain on paint that has not fully cured can cause streaking, blotching, and adhesion failure. The paint may look fine at first but peel within months.

Humidity is the other issue. When the air is saturated with moisture, paint takes much longer to dry. Slow drying leads to runs, sags, and a soft finish that picks up dirt and does not hold up as well over time.

That said, exterior painting during the rainy season is not impossible. Experienced crews can work in the morning hours before storms roll in and avoid south and west-facing walls during the hottest part of the day. But the job takes longer, and the risk of weather delays is real.

What temperature does the paint need?

Most exterior paints need the surface temperature to be between 50 and 90 degrees Fahrenheit. In South Florida, cold is rarely a problem. Heat is the bigger concern.

Direct sun on a west-facing wall in July can push the surface temperature well above 90 degrees. Painting in those conditions causes the paint to dry too fast. It skins over on the surface before the bottom layer dries, which leads to bubbling and blistering.

A good crew follows the shade around the house. They paint the east side in the afternoon when it is in shadow and the west side in the morning when it is still cool. This takes planning but makes a big difference in the final result.

How long does exterior paint last in Florida?

In South Florida, a quality exterior paint job lasts about 5 to 7 years before it starts to show wear. That is shorter than the 10-plus years you might get in a cooler, drier climate. The UV exposure is the main reason. The Florida sun breaks down paint at the molecular level, fading colors and weakening the film.

A few things affect how long your paint lasts:

Paint quality. Premium exterior paints with UV protection and mildew resistance hold up significantly better than budget paints. The cost difference is small compared to the labor cost, so it always makes sense to use the best paint available.

Prep work. Paint that goes over a properly cleaned, sanded, and primed surface lasts longer than paint that goes over old, chalking, or dirty paint. Prep is the foundation. Cutting corners here shortens the life of the entire job.

Color. Darker colors absorb more heat and UV light, which causes them to fade faster. Lighter colors reflect sunlight and hold up better in the Florida sun. If you want a dark accent color, use it sparingly and expect to touch it up sooner.

Exposure. Walls that face south and west get the most sun and weather the fastest. North-facing walls can look good for years longer. If your budget is tight, prioritize the sides that face the most exposure.

Signs your exterior needs repainting

Chalking. Run your hand over the surface. If a powdery residue comes off, the paint is breaking down. This is the first sign that the paint film is reaching the end of its life.

Fading. If the color looks dull or uneven compared to shaded areas, UV damage is setting in.

Peeling or cracking. Paint that is lifting, cracking, or peeling needs attention. This means the bond between the paint and the surface has failed. Scraping, sanding, and repainting is the fix.

Mildew and staining. Green or black growth on the surface is mildew. It can be cleaned off, but if it keeps coming back, the paint's mildew resistance is gone and it is time for a fresh coat.

Bare wood or stucco showing. If you can see the raw surface underneath, the paint has completely failed in that spot. Water is getting into the wall material, which can cause rot (on wood) or deterioration (on stucco).
